No, obtaining HOA approval is the customer's responsibility. Every homeowners association has unique requirements, so you will need to complete and submit the necessary forms. We are happy to answer questions and provide any required project details or documentation to support your submission.

Yes. We always notify SC811 before any digging begins and wait for public utilities to be marked. Please note that it is the customer's responsibility to locate and mark any private utilities, such as septic systems, irrigation lines, or underground dog fences.

The majority of our projects are completed within the original estimated timeframe. However, because we work with custom construction and outdoor conditions (such as weather), we cannot guarantee specific completion dates. We will keep you informed throughout the process and work diligently to stay on schedule.

All workmanship is guaranteed for one (1) year from the date of installation. Many of the products we install also carry additional manufacturer warranties for your peace of mind.

Yes. In South Carolina, a Residential Builder license issued by the South Carolina Residential Builders Commission (under the Department of Labor, Licensing and Regulation) is required for anyone who constructs, superintends, repairs, or improves a residential building or structure when the cost of the project exceeds $5,000. Certain specialty trades also require registration as a Residential Specialty Contractor for work over $500. Hiring a properly licensed contractor protects you and helps ensure the work meets state standards.

Pressure-treated wood has changed significantly over the years. Older treatments have largely been replaced by modern waterborne preservatives such as ACQ (Alkaline Copper Quaternary).

We recommend staining within the first 60 days after installation once the wood is dry enough (a simple water test works well — if water soaks in within about 10 minutes rather than beading up, it's ready). Applying a quality exterior stain acts like a sunblock, protecting the wood from harmful UV rays that cause graying, cracking, and premature wear while enhancing its appearance and extending its life.

No. Brick veneer (the most common type on homes) is a non-structural exterior finish and is not designed to support the significant loads of a deck. According to the International Residential Code (IRC), deck ledgers must attach directly to structural framing (typically the house's rim or band joist) and shall not be supported on stone or masonry veneer. This rule has been clarified and enforced more strictly in recent code editions (particularly 2018 and later) to prevent structural failures and water intrusion issues caused by the air gap and non-structural nature of veneer.

Yes — like almost any outdoor surface (including wood, concrete, pavers, and stone), composite decking can get warm in direct sunlight. However, modern composite boards have improved dramatically in this area.
